Building services contracting, Dublin 12

Air, heat and power run through every floor.

We look after all three. Mechanical, electrical and maintenance, on new builds, on retrofits, and on buildings that have been running for years. One contractor answers for the whole of it.

The building, in section

Five levels. One contractor.

Cut an ordinary Dublin building open and our work is on every level of it: the plant deck on the roof, the void above the ceiling, the office floor, the apartments and the switch room in the basement. Move down through it.

Roof plant deck

Air handling units, heat pumps and extract fans. The plant that conditions everything below it, sitting outdoors in Irish weather all year.

Plant up here

  • Air handling units
  • Heat pumps
  • Extract fans

What we do

  • AHU servicing and upgrades
  • AHU refurbishment in place
  • Heat pump commissioning
AirHeatPower

Ceiling void

The busiest 400mm in the building, and the part nobody sees. Supply and extract ductwork, terminal units and the dampers that hold a fire compartment.

Plant up here

  • Supply and extract ductwork
  • Fan coil units
  • Fire smoke dampers

What we do

  • Fan coil unit commissioning
  • Fire smoke damper commissioning
  • Mechanical installation
AirHeat

Office floor

Lighting, small power and the distribution board that feeds them. The level where a loose termination shows up as a nuisance trip long before anyone calls it a fault.

Plant on this floor

  • Lighting and small power
  • Distribution boards
  • Supply and extract grilles

What we do

  • Electrical installation
  • Fixed wire testing
  • Thermal imaging and PAT testing
AirPower

Apartment floor

Heat recovery ventilation is often found in blocks of flats where the windows cannot be opened because of the height. Behind each front door there is a unit and a heat interface unit, and both need a schedule.

Plant behind each door

  • MVHR heat recovery units
  • Heat interface units
  • Filters, grilles and condensate

What we do

  • MVHR maintenance and commissioning
  • Heat interface unit servicing
  • Planned schedules per block
AirHeat

Basement and car park

Where the power arrives and where the cars are. Main switch room, sub-mains, and the charge points that turn a car park into an amenity people ask about before they sign a lease.

Plant down here

  • Main switch room
  • Sub-main distribution
  • EV charge points

What we do

  • Commercial EV charger installation
  • Electrical services
  • Fixed wire testing

Clients

Fifteen names on the list. Most of them never have to think about us.

That is more or less the job description. A maintenance contract is working when nobody upstairs notices it.

What we do

Three disciplines, one team.

Most buildings end up with a mechanical contractor, an electrical contractor and somebody else again for maintenance. We do all three, which is why nothing falls into the gap between them.

Mechanical

Air handling, heat recovery and heat

Air handling units, heat recovery ventilation, heat interface units and heat pumps. We install them, service them and commission them.

  • AHU servicing and upgrades
  • MVHR maintenance services
  • Heat interface unit servicing
  • AHU, MVHR, fan coil, damper and heat pump commissioning
Electrical

Installation, testing and charging

Electrical installation across commercial and residential work, the testing regime that keeps it compliant, and charge points for the cars that are already in the car park.

  • Electrical services
  • Fixed wire testing
  • Thermal imaging surveys
  • PAT testing
  • Commercial and domestic EV chargers
Maintenance

Planned schedules and a real callout

A schedule built around the plant that is actually in your building, and a reactive service behind it when something stops at nine in the morning.

  • Predicted and preventative schedules
  • Inspect, test, clean and repair
  • Reactive callout, 8am to 7pm daily
  • Common spares held in house
Maintenance

Planned first. Reactive when you need it.

Plant does not fail politely. It fails on the coldest morning of the year, in the block with the most tenants. A schedule is the cheapest way to move that day further out.

Planned and preventative

We build customised predicted and preventative maintenance schedules, so you get optimum operating results across the whole lifespan of your systems.

We inspect, test, clean and repair anything obstructing those systems before it turns into a major problem, and we tell you what we found while we were up there.

Reactive, with the part on the van

We also run a reactive maintenance service, carrying a large stock of common spares and parts in house, so the first visit is often the only visit.

We are available from 8am to 7pm daily, and you get a competitive quotation with good value on a quality service.

Air handling units

Refurbish before you replace.

A tired air handling unit is not automatically a new air handling unit. Rebuilding one where it stands keeps the plant, the services and the access routes you already have, and it keeps the building open while the work happens.

  • 01More environmentally friendly, because the existing plant is re-used
  • 02Reduced cost compared with purchasing new units
  • 03Minimal plant downtime
  • 04Existing services are typically unaltered
  • 05Minimal disruption to the normal operation of the building
  • 06Existing access routes are used to bring new components to plant

What we repair on an AHU

Gas fired modules, filters, filter frames, flooring and media, along with the rest of the repair work an air handling unit needs before anyone starts pricing a replacement.
